The Rental market is extremely competitive in Toronto with vacancy rates being around 1%. Here are a few tips on how to make renting a home quicker and easier:

  • Have your deposit ready – you’ll need to provide first and last month’s rent in most cases. Landlords will require it to be a certified cheque or bank draft.

  • Prepare your references – Landlords will have your references checked, so please include cell phone numbers

  • Financial proof– a proof that you’re employed or otherwise financially viable to rent in Toronto will be required.

  • Credit check – you can order one online at Equifax or TransUnion

  • Be ready to make a decision – a place you like may be gone within a day as the market is super-competitive

  • Involve a real estate agent – this will significantly simplify your search and it’s free as the landlord pays the fees
