Real Estate and the COVID-19 Situation

The health and safety of our clients and all of the parties involved in the real estate transaction is the key priority to us. We would like our clients to know that we are open for business. We are following procedures and offering services, that allow our clients to buy or sell properties from the safety of their own homes.


Buying

  • We offer free no obligation video consultations via Zoom/Whatsapp or just over the phone and we will design a search that best matches your needs and desires
  • We will provide you information on all of the comparable properties (recently sold, not sold, currently on the market), neighbourhood trends and statistics and advise you on the right buying strategies
  • We provide free access to Collab, an online tool which will allow you to browse the Multiple Listing Service (MLS) like a pro, create your own searches and stay informed of the new listings matching your search criteria almost in real time
  • Once a property of interest hits the market, we will tour it on your behalf while being connected to you via Whatsapp/Skype/Zoom so that you’re able to experience a virtual walk through a home and check out the features most important to you. If you want to open the cupboards, closets, look in the attic, whatever, just tell us. We can also record video footage so that you can share it with anyone who was not able to join the video chat
  • If you’re considering putting in an offer and you wish to visit the property in person, we can arrange a showing provided all parties sign our Health Disclosure Declaration. We may also submit an offer conditional on viewing the property in person, meaning that this offer will not be a firm deal until you see the home once you’re comfortable to do so. We can also arrange for you to submit an offer without ever physically visiting the property if you feel the virtual walkthrough / viewing was sufficient.
  • Offer will be signed online via Docusign
  • Deposits may be done via wire transfer
  • We will connect you with the mortgage brokers and lawyers who are able to perform all of the necessary tasks online


Selling

  • We will provide you information on all of the comparable properties (recently sold, not sold, currently on the market), neighbourhood trends and statistics and advise you on the right strategies to get the most money for your property
  • Online or in-person home staging recommendations: we will advise you what needs to be done so that your home shows at its best. Minor repairs can be performed by our team at no extra cost. We can also do the complete staging – please check our service plans HERE
  • We will create 3D Virtual Tours and professional photos: Our experts will visit your home to take photos and create a virtual walk-through so that prospective clients are able to tour your home virtually. Please see an example HERE
  • Floor plans: Precise floor plan will allow potential buyers to understand if the property meets their expectations right away. We will also post square footage information on MLS, which is not always done by realtors
  • Digital Marketing: We will create Facebook/Instagram ads targeting potential buyers promoting a custom domain for your property and scheduled virtual open houses
  • Open Houses: will be done only virtually, via Facebook and Instagram
  • Custom domain: We will create a custom domain for your property, like www.property.info 
  • Showing Policy: we will try to minimize the number of showings using all of the above technologies, however when showings need to take place, we will take the following precautions:
    • Visitors will have to sign Health Disclosure Information
    • Properties will be prepared for showings by disinfecting lockboxes, door knobs, surfaces, light switches and minimizing the contact by leaving the lights on, doors open, etc.
    • Hand sanitizer will be provided
  • We will offer prospective buyers who are uncomfortable with the idea of viewing properties in person at this time the option of a real-time video walkthrough. These video walkthroughs can either be done by us in the premises or if you prefer the can be done with us and the prospective client online while you walk us through the house.
  • Status/Inspections: We will cover your costs for ordering Status certificate (condos) and pre-listing home inspection (houses). This will minimize the chances of including these conditions into the offer by the prospective buyers
    • We don’t currently recommend listing properties occupied by tenants, however we are willing to discuss possible options as the circumstances may differ
  • Offers will be communicated online via Docusign
  • Deposits may be received via wire transfer
  • We will connect you with the lawyers who are able to perform all of the necessary tasks online
